New Construction

We have recently been the general contractor on a detached Accessory Dwelling Unit project in NE Portland.  An ADU is normally smaller than the first house, but after an extensive plan application and review process, a larger new structure was approved for this oversize lot.

  • 1700+ sq ft on two levels
  • advanced framing practices
  • slab on grade construction incorporating uncommon slab insulation details
  • utilities under and through stem walls to minimize wall penetrations
  • radiant heat in the slab and in a 1 1/2 ” poured gypsum underlayment on the second story
  • distance from the street and lack of dedicated driveway requires a residential fire sprinkler system
  • robust sheathing system comprised of 1/2″ plywood, tyvek house wrap, vertical tongue and groove and horizontally shiplapped 1″ xps foam insulating sheathing, fiber cement siding and “to the plywood” flashing above all penetrations
