Remodeling and Repair

A new law went into effect on April 22, 2010 that will have a significant impact on almost all remodeling performed in 1978 or older homes.   There are exceptions, but even small projects can trigger mandatory lead safety practices which will require added time and space to set up and increase project costs.  We are certified to do this work.  See the EPA’s website at:http://www.epa.gov/lead/pubs/renovation.htm

Structural remodeling means  framing and other changes that affect the integrity of the building. This work almost inevitably requires engineering and a permit:

  • Vaulting
  • Dormers
  • Skylights
  • Wall moves, room dimension alterations, kitchen layout changes
  • Wall removals and header insertions
  • Repair sagging or sloping floors
  • Basement and attic conversions

Quoting a client:

“This is the new sun porch on the south side of our house in SW Portland. The old porch was completely torn down and re-built by Rory Read while we were traveling last summer. The woodwork is a mix of pine and cedar, sporting a long bench with built-in storage against the back wall. The outside walls recycled some of our purple siding to better blend in with the rest of the house. The outside walls use 4-panel ‘ezporch’ vinyl windows that slide open 75%, creating a lot of insect-free airflow during the warm months, and can close again to create a waterproof wall during the rainy months. The roof is corrugated clear plastic, which leaves an “open air” feeling to the space, while still providing rain cover.”

We also do superficial remodeling and repair. Most of this work does not involve engineering or permits.

This small vacation condo was gutted and remodeled, with new built-ins, kitchen counters, cabinets and appliances, bathroom fixtures, solid core doors, and bamboo and tile floors.

The biggest benefit came from taking out unnecessary framed, space consuming closets and dividing walls in the kitchen, and opening up the stairs and loft balcony. These modest changes gave the unit a much more open spacious feel and allowed light to flow through the unit.
